Pre Purchase Surveys

Our Pre-Purchase Survey is a comprehensive inspection conducted by a qualified Surveyor/Engineer on your property before you commit to purchasing. It aims to identify structural defects or potential issues and advise accordingly. Our survey will provide valuable information, helping you make informed decisions regarding the purchase of the property and negotiate terms where necessary.

Planning Compliance

Our Opinions on Compliance are legal documents certifying that a building and/or associated alterations such as extensions and attic conversions have been built in accordance with planning and building regulations. Opinions on Compliance form an important part of the conveyancing process.

Land Registry Maps

We provide Land Registry-compliant maps indicating property boundaries. Our maps satisfy Property Registration Authority (PRA) standards. The Property Registration Authority of Ireland requires all lands being transferred to have a Land Registry Map or Title Map to be appended to the transaction.

As independent surveyors we provide clear, impartial advice to assist you in making an informed decision regarding the purchase of your new home. Our surveys provide a thorough understanding of the buildings structural condition.

We are based in Dublin and cover the Greater Dublin Area and surrounding counties.

All of our surveyors are certified and registered professionals with the Society of Chartered Surveyors Ireland (SCSI).

We understand the time-sensitive nature of purchasing a property. When a booking is made we move swiftly to get a survey appointment scheduled. Our reports are then issued to clients within 3 working days after the inspection.

What Happens Next?

1. Initial Contact
  • Contact us by phone or email regarding the service you require.
  • At this stage, we can discuss any concerns you may have and it provides us with an opportunity to explain our services and processes to you.
2. Quote Issued
  • A fee proposal will be provided by email for the required service.
  • Follow-up questions relating to property.
  • Terms of service issued.
3. Acceptance of Quote
  • Invoice emailed to client.
  • Once you have completed your booking, it is over to us! We will liaise directly with the Estate Agent / Vendor to confirm a date and time for access to the property for the survey to take place.
  • You will be updated at every stage right up until the day of the survey.
4. Survey takes place
  • Once the survey is completed, the surveyor will contact you by phone to give you a summary of any significant findings.
  • The report preparation then begins before being issued in PDF format by email within 3 working days of the survey taking place.
5. Client Support Service
  • Where a client/solicitor has queries relating to the survey, we are available to help.
  • Occasionally a bank or lending institution may require further information relating to an aspect of the property before drawdown of funds, we are available to help.
