Why should I get a building survey?

Getting a building survey before buying a property is crucial for identifying defects, structural issues, and potential risks. It provides valuable insights into the property’s condition, allowing informed decision-making, negotiation, and avoiding costly surprises post-purchase, ensuring a sound investment and peace of mind for the buyer.

Will my surveyor be fully qualified and insured?
Your survey will be carried out by a dual-qualified Chartered Building Engineer and Registered Building Surveyor with full professional indemnity insurance, in line with the requirements of the Building Control Act 2007.

In Ireland, Building Surveyors must be State/SCSI Registered, a legal requirement. This registration confirms completion of professional qualifications, necessary experience, and competence, ensuring clients receive quality service.

The state register includes individuals meeting education, training, and experience standards, overseen by the Society of Chartered Surveyors (SCSI).

What will be included in my building survey?
The building survey comprises a comprehensive overview of a property’s structural integrity, and exterior, and interior conditions. It assesses the structure of the roof, walls, and floors, checks for signs of movement and identifies defects or deterioration. Additionally, where possible it examines the drainage, insulation, and ventilation, and highlights any potential issues impacted by poor maintenance.

How much does a survey cost?
The cost of a survey varies depending on location, age, size, type of property etc
Do you test the services, such as electrics, gas, plumbing etc?
We are not qualified to test services. We provide a general overview of the services, offering insights and recommendations. In the absence of recent test certifications during inspection, we advise engaging a competent, qualified professional for testing – such as a heating engineer, electrician, or plumber.
What if I have questions after the survey?
If you have any questions after the survey has been completed, we will be happy to help. We maintain open lines of communication with our clients so feel free to call us or send an email.
Can I be at the property when the survey takes place?
To enable the surveyor to carry out the inspection effectively and without distraction we recommend the property to be vacant.

We understand you will be eager to get some feedback from the inspection so we will give you a call after the survey to provide a summary of our findings.

Pre Purchase Surveys

Our Pre-Purchase Survey is a comprehensive inspection conducted by a qualified Surveyor/Engineer on your property before you commit to purchasing. It aims to identify structural defects or potential issues and advise accordingly. Our survey will provide valuable information, helping you make informed decisions regarding the purchase of the property and negotiate terms where necessary.

Planning Compliance

Our Opinions on Compliance are legal documents certifying that a building and/or associated alterations such as extensions and attic conversions have been built in accordance with planning and building regulations. Opinions on Compliance form an important part of the conveyancing process.

Land Registry Maps

We provide Land Registry-compliant maps indicating property boundaries. Our maps satisfy Property Registration Authority (PRA) standards. The Property Registration Authority of Ireland requires all lands being transferred to have a Land Registry Map or Title Map to be appended to the transaction.
