Opinions on Compliance
An Opinion on Compliance is generally requested by a purchasers solicitor from the vendor as part of the sales process and is provided by a qualified Architect, Surveyor or Engineer.
When building works / alterations have been monitored at each phase of construction a Certificate of Compliance should be issued and signed off by the relevant Engineer who oversaw the works. Where this has not been provided, one of our Engineers / Surveyors can provide an Opinion on Compliance for these works.
Our Opinions on Compliance are provided in a format approved by the Law Society of Ireland.
Types of Opinion on Compliance
We provide two types of Opinion on Compliance:
1.Opinion on compliance with Exempt Development
This service refers to structural alterations or extensions made to an existing property.
An Opinion on Compliance with Exempt Development is provided after the works have been completed and is based on a visual inspection. This document will certify whether the alterations made to a property substantially comply with Planning and Building Regulations.
2.Opinion on Compliance with Planning Permission
This service assesses the compliance of a development with the Planning Permission that was granted and involves reviewing the relevant planning files (if available) at the Local Authority office before a site visit to assess the substantial compliance of the works with what was granted in the Planning Permission.
