What is a Pre Purchase Survey

The purpose of a Pre-Purchase Survey is to identify any potential issues, defects or structural problems with the property prior to completing the purchase. A visual inspection of the property takes place before providing a client with a survey report detailing the findings and recommendations.

A solicitor will typically advise a client to have a survey completed as part of the conveyancing process. Similarly, most banks or financial institutions require a building survey to be completed before they will allow drawdown of the loan, depending on various factors such as age of property, loan to value ratio etc.

The findings from the survey may enable the client to renegotiate the selling price, or for more serious defects pull out of the sale.

All our surveys are conducted by fully insured and qualified Registered Building Surveyors and Building Engineers.

For ease of reference when reading our report, we include several photographs detailing the areas inspected and our findings.

Our reports are well-formatted and easy to understand, providing you with the valuable information you need to make the right choice.

On the day of the survey your surveyor will give you a telephone call to discuss their opinions on the property and any significant defects found. The full report will then be received within 3 working days.
