House Survey Checks

A building survey is usually conducted before the purchase of the property.

Elements of the property that are checked (but are not limited to) include:

Structural Integrity

Evaluation of the overall structural condition of the property after a thorough internal and external survey.

Roof

Inspection of the roof coverings, flashings, chimneys, gutters and downpipes, soffits and fascia etc to identify any signs of damage or deterioration.

Exterior

Examination of the exterior walls for movement, windows and doors, external cladding, outbuildings, and boundary structure for defects or issues.

Interior

Roof structure/timbers in attic space and insulation levels, party walls in attic space, ceilings, walls and partitions, structural alterations, doors, floors, stairs, ventilation and condensation, water penetration and dampness in walls, timber decay.

Services

A general overview of the service installations such as electrics, gas, heating, water supply and drainage is provided. The services should be tested by a professional relevant to that field i.e electrician / heating engineer / plumber.

Contaminated soils/Hazardous materials

For definitive confirmation of Asbestos, Pyrite, or Mica presence, a separate laboratory test is required, which is outside the scope of a building survey. The surveyor may note potential asbestos presence or structural damage from Pyrite or Mica and recommend further action. Invasive testing for sample collection is necessary for 100% confirmation.

Alterations/Planning Compliance

Structural alterations noted during the inspection will be brought to the attention of your solicitor with additional guidance regarding obtaining the relevant documentation/certification for the works prior to signing contracts.
